On the prefinish floors we don’t need to sand or finishing the floor after the installation is done the floor is ready to be used.
Insuring you have a suitable sub-floor is the most important ingredient for any successful installation when laying solid 3/4" hardwoods. Failure to heed this vital prerequisite will lead to spongy, creaking, and popping sounds. Nails or staples need a proper bite, otherwise they will loosen over time.
Sanding is sequence use progressively of finer abrasives to flatten the floor and smooth out the wood to get it ready to accept a finish. If skiped more than one grit in the sanding sequence, you end up with the first cut leaving deep scratches into the wood, and the second cut having too fine of a grit to take out the first scratch.

Polyurethanes are today’s standard floor finish. Water-based varieties used to have a reputation for being Eco-friendly (still true) but not as durable as regular polys. However, today’s water-based polys are nearly as tough as their oil-based cousins.
